An industrial platform, not a single asset

Erisha combines master-developer economics, long-lease industrial income and operator-led mixed-use assets inside one of the most cost-competitive free zones in the Gulf.

The thesis

Three revenue engines under one masterplan

Erisha is not a single-tenant industrial asset. Returns are built from stacked, structurally different income streams that mature on different clocks.

Engine 01

Hub operations

Long-lease turnkey industrial facilities, land and infrastructure services across 25 million sq ft, on 15–30 year tenors.

Engine 02

Ecosystem participation

Operator leasing across residential and commercial assets, plus joint ventures in hospitality, retail, healthcare and R&D.

Engine 03

Sustainability monetisation

Carbon credit generation and clean-energy integration designed into the masterplan from day one rather than retrofitted.

Detailed financial modelling, sensitivity analysis and return assumptions are provided only in the Investment Memorandum, released under NDA to qualified counterparties.

Why now

Market drivers behind the programme

Policy

Operation 300bn

The UAE targets growth in manufacturing GDP from AED 133 billion to AED 300 billion by 2031. Erisha is designed to contribute USD 5–6 billion per annum at stabilisation.

Trade

UAE–India CEPA

A bilateral trade target of USD 100 billion by 2027. RAKEZ free zone manufacturing qualifies for CEPA preferential tariff treatment.

Supply chain

Nearshoring shift

Post-pandemic reconfiguration and geopolitical concentration risk are driving over USD 1 trillion of manufacturing investment away from single-country dependence.

Position

First mover in the Northern Emirates

Erisha is positioned as the only Net Zero-oriented integrated industrial hub in the Northern Emirates, combining scale with a structural cost advantage.

Benchmark

De-risking

Capital follows demand

Unlike mega-projects that launch at full scale and then stall, Erisha sequences deployment so each phase is validated before the next commits capital.

De-risked

Phase I proves the ecosystem

Core infrastructure plus 20 turnkey units generate early revenue and anchor tenant validation before high-capex clusters are committed.

Scalable

Each phase adds value density

Cleanrooms, gigafactory and eVTOL zones raise rent per square metre and lengthen weighted average lease term.

Flexible

Multiple capital structures

JV, co-investment and operator partnerships allow third-party capital to enter at asset level rather than only at platform level.
