Erisha Smart Manufacturing Hub
A 335-acre, 25 million sq ft integrated industrial city in the Al Ghail Industrial Zone, RAKEZ — where manufacturing, logistics, innovation and daily life are designed to operate together.
Concept
An industrial city, not an industrial park
World-class manufacturing ecosystems are no longer defined only by factories and infrastructure. They are defined by their ability to attract and retain talent, reduce friction in daily operations, and sustain productivity over long investment horizons.
Erisha is planned so that manufacturing facilities sit alongside suppliers, testing environments, training institutions, housing, retail and services. That integration compresses timelines and lets advanced manufacturing programmes scale without relocation, disruption or loss of workforce continuity.
Residential, retail and hospitality uses here are enabling infrastructure for an export-oriented, talent-driven manufacturing ecosystem — deliberately designed to serve manufacturing first, not speculative real estate.
The integrated ecosystem
Five systems, engineered to reinforce each other
Production at platform level
20+ turnkey industries at Phase I; EV, hydrogen and semiconductor clusters; advanced logistics, R&D and smart automation across the campus.
Workforce stability
Managed residential formats for skilled, technical and management tiers, delivered in employment-led phases rather than speculative releases.
Test before you scale
Semiconductor cleanrooms, the EV battery gigafactory, eVTOL prototype testing zones and shared R&D infrastructure.
Daily operations, on campus
Hospital and medical college, private school campus, business hotels, hypermarket, retail and dining sized to the campus population.
Net Zero construction
Renewable-ready power grid, 5G and IoT digital backbone, greywater recycling, circular manufacturing and carbon credit generation.
Single master developer
Rana Exim FZ-LLC coordinates design, approvals, infrastructure and construction, removing the fragmented interfaces that delay industrial projects.
Masterplan
Land use across the three phases
Phase I and II occupy the southern industrial parcels along the main arteries. Phase III carries the mixed-use core — education, residential, hotels, hospital, R&D, warehousing and the non-free-zone industrial band.

Development roadmap
Scalable from day one
Foundation & early revenue
Core infrastructure — roads, utilities, digital backbone. Delivery of 20 turnkey manufacturing units pre-aligned to EV, logistics and renewable sectors. First lifestyle and residential blocks for workforce integration.
Scale-up & high-tech anchors
Semiconductor cleanrooms and EV battery gigafactory commissioning. Expansion of lifestyle components — schools, retail, healthcare. Integration of AI-enabled smart logistics hubs.
Full build-out & future technology
Hydrogen vehicle manufacturing and eVTOL prototype testing zones. Completion of the mixed-use ecosystem — universities, R&D hubs, hotels, hospital and shopping complexes. Export scale-up aligned with UAE–India CEPA and African corridors.
Building for the next generation — Erisha campus concept.
Phasing logic
- De-risked — early anchor tenants validate the ecosystem
- Scalable — each phase adds higher-value industries
- Flexible — allows JV, co-investment and operator partnerships
ESG & sustainability
Net Zero is the specification, not the marketing
Every asset is engineered with ESG compliance, digital infrastructure and future scalability from day one.
Net Zero standard
All buildings delivered to Net Zero standards. Greywater recycling, renewable-ready grid and green mobility infrastructure throughout the hub.
Clean energy integration
Solar, hydrogen and storage ready, with a 5G/IoT backbone. Energy generated within Erisha powers Erisha operations.
Circular manufacturing
Waste-to-energy, resource optimisation and carbon credit generation embedded in the masterplan.
Jobs & community
4,000 direct and 20,000+ indirect jobs, with workforce housing, schools and a hospital inside the hub.
GDP contribution
Targeting USD 5–6 billion per annum contribution to UAE GDP at stabilisation, aligned to Operation 300bn.
UAE–India CEPA bridge
A production gateway for South Asian manufacturers serving GCC, African and global markets under preferential tariff treatment.
